Patience and Perseverance have a Magical Effect

"Patience and perseverance have a magical effect before which difficulties disappear and obstacles vanish." ~ John Quincy Adams

"Every great dream begins with a dreamer.  Always remember you have within you the strength, the patience, and the passion to reach for the stars and change the world." ~ Harriet Tubman

"I have learned that anything in life worth having comes from patience and hard work." ~ George Behrendt

"Patience is the companion of wisdom." ~ Saint Augustine.

What to these word of wisdom have in common?  Patience.

If you follow Realtor Greg Rapp, you hear some pretty miraculous success stories: "Sold in 4-hours"; "Sold in 4-days"; "Sold in 4-weeks".

But this was not the story for 418 W. Liberty Street in the Ellis Graded School Historic District in Salisbury, North Carolina. And not for all the tea in China could we understand why this immaculately preserved, circa 1900 4 bedroom/2.5 bath, 3199 sf home languished on the market. Offering graciously large rooms, formal living & dining rooms, a modernized eat-in kitchen, a library, and one of the most awesome breakfast room - sun room combinations we have ever seen . . . still this Victorian home sat patiently on the the multiple listing service, sat patiently on OldHouses.com, and even sat patiently on YouTube. But as we all know, good things come to those that wait!

At last, patience and perseverance and their magical effect win again. Greg Rapp closed the sale this month on this beautiful home with its elegant wrap-around porch gracing its front, and its spacious secluded courtyard patio the view from the sunroom. Sometimes, the 'magic', especially with vintage houses, is finding that perfect match of buyer and home. We KNOW that the historic 100+ year home is not for everyone, and that the buyer of such is often one with a passion for the character and quality that come with an 'old house'.

The sellers stuck it out with their real estate agent, and won out in the end.

The moral of the story?  "Come what may, all bad fortune is to be conquered by endurance." ~ Virgil

Just when you think your property is TOO challenging . . .

When you specialize in ~ because you LOVE ~ vintage homes and buildings, their history and their stories, sometimes the grand Victorian mansion comes your way . . . and sometimes it's just the opposite.

Welcome to 1210 N. Main Street in Salisbury, North Carolina. The North Main Street Historic District, one of (10) districts in Salisbury, runs straight through the center of the North Main Neighborhood, affectionately known as NOMA. North Main Street is the last remaining residential corridor leading to the City of Salisbury's downtown center, and is lined with period homes representing residential architecture from 1900 through the early 1930s.

When Realtor® Greg Rapp listed 1210 N. Main Street, he knew this was one of those challenges. In rugged condition, this work-in-progress Victorian vernacular home is on record as a circa 1924 structure, although the design and other details relate strongly to an earlier date, perhaps more like 1900. With plenty - and we mean plenty - of elbow grease, this home could easily be a very nice 3 bedroom / 2 bath home and still have a large living room, kitchen and dining room. Luckily, lots of period millwork remained in the home.

This home needed a complete restoration and was being sold 'AS-IS' and, if that were not enough in the challenge department: CASH only.

BUT . . .

The reason Greg Rapp is known as the Preservation Professional and the area's Historic House Expert is demonstrated once again at 1210 N. Main Street. Listed 06/24/19, under contract 06/27/19, and closed 07/11/19 . . . this is how a real estate agent earns this type of recognition.

AND . . .

Listen to what the sellers of 1210 N. Main Street had to say (posted to NextDoor.com):

"Greg Rapp Superstar!

I just wanted to take a minute and sing the praises of Greg Rapp! It was such a pleasure to sit back and watch someone wield a craft they have honed to perfection! If anyone knows Historic Salisbury and her homes and how to sell them it’s Greg! Our home had challenges in multiple areas and I’m sure was not the easiest he has been asked to move but Greg never had a negative word and really encouraged us to seek what we wanted. I had fears as the house next door had languished for months under another agent even though it was in better shape than ours, Greg faced it head on. Our house was under contract within 48 hours of Greg putting up his sign, I am convinced that this result was because of the way Greg works his market and has a following. If you are looking to sell OR buy in NOMA please don’t look at anyone else besides Greg Rapp."

~ Michael Canterbury, 1210 N. Main Street, Salisbury NC

AND . . . (the following thread ensued):

• Seconded!  ~ Erin Wood, NOMA North Main Neighborhood

• We have talked to him and we feel like he is exactly who we needed! Congrats on selling so quickly.  ~ Diane Peoples, NOMA North Main Neighborhood

• I would also concur!  ~ Jacqueline Millican, NOMA North Main Neighborhood

• I bought my house from Greg Rapp in 2008. He was great then and he is even greater now.  ~ Marty Martinez, Fulton Heights Neighborhood

• To add to the respect he brings, when Greg appears before City Council, his opinions are well thought-out, thorough, straight-forward, supportable, and honest.
~ City of Salisbury City Councilperson David Post, W. Innes Street Neighborhood

And the rest, as they say, is history.

Refreshing Circa 1917 Arts & Crafts Bungalow in Salisbury NC

The Arts & Crafts Bungalows reflect the architectural movement of their day: All were meant to counter the excess of the Victorian period by returning to the past when handicrafts displayed the laborer’s personal involvement in the work. The results are one of America's longest standing and most popular residential architectural style. And Greg Rapp of Wallace Realty has a wonderful circa 1917 specimen for sale in Salisbury, North Carolina ~ fabulously refreshed and move-in ready!

The fabulous circa 1917 Craftsman Bungalow at 907 N. Main Street is in the heart of the North Main Historic District in Salisbury, a town known for its preservation culture and (10) historic districts!

This single story bungalow exhibits Craftsman details from outside to in. The solid granite foundation and porch pillars compliment the period correct (although freshly painted in 2015) rich earth-tone paint scheme, exemplifying the Arts & Crafts Movement. The spacious front porch provides a quiet and private, thanks to a gorgeous row of blooming crepe myrtles along the tree lawn, spot for taking in sunsets. Just look at the wonderful original period window work in this home!

The front porch leads you through the front door elegantly trimmed in handsome beveled sidelights into the living room with original built-in bookcases and fireplace with original mantel.

An elegant entry framed by matching beveled glass sidelights flows into the beautiful dining room with the signature craftsman style high windows, meant to accommodate your buffet/side=board, and original plate rail for your collectibles.

The chef will fall in love with the updated kitchen with tile backsplash and granite tops, butler's nook, and small food pantry.

The Owner's Suite offers loads of storage built-ins and a beautifully updated bath.

An enclosed back porch is set up as laundry room and back bar area that overlooks the private and picturesque back yard, where a newly installed patio features stamped concrete for year-round use.

907 N. Main Street has a detached single-car garage at the base of the shared driveway. The home received a new roof in 2015, and full new exterior paint in 2015. The deep back yard and front grounds are immaculately landscaped. This home is move-in ready!!

Located in North Main Historic District, exterior improvements to 907 N. Main Street must be approved by the City of Salisbury's Historic Preservation Commission.
