Unique Circa 1925 Artist's Bungalow Sold!

Nestled into an idyllic corner of the North Main Historic District of Salisbury, North Carolina, sits a unique circa 1925 Arts & Crafts bungalow.  From the front facade, elevated from the sidewalk with a small set of brick steps, the home resembles many another bungalow with its shutter windows, azaleas and rose bushes, and gracious rocking chair porch with stately columns. But 120 E Miller Street has a surprise within!

In 1960, a pair of sisters owned the now 2284 square-foot J. E. Blalock House.  It came to be so spacious as the sisters essentially added a second home abutted to the original Miller Street bungalow.  Unlike the common duplex, each sister had their own 'apartment', but living spaces flow from one to the other, not divided by separating walls. So, yes, two kitchens, two living rooms, two baths, and four bedrooms, seamlessly flowing from one to the other with a long stretch of sunlit windows.

In recent years, the reclusive artist Kenneth Koskela lived in the home, using the second apartment as studio and workspace, surrounded by a massive library of art, architecture, and history books, and a plethora of art supplies.

Realtor® Greg Rapp with Salisbury Real Estate LLC listed the historic J. E. Blalock House, with its beautiful heart of pine floors and Craftsman features like the matching windows besides the fireplace in the living room, the unique window styling for a buffet in the dining room and the original circa 1930s kitchen cabinets, on April 10th. . . and this unique dwelling was under contract by April 14th.  Yes, it needed TLC but buyers saw the potential here in this striking home. Today, new owners move into this historic home!

The J. E. Blalock house is listed on the National Register of Historic Districts and is located in Salisbury's North Main Historic District directly behind the historic ca. 1799 John Steele House on what was once the Lombardy Plantation.  Changes to the exterior must be approved by the City of Salisbury's Historic Preservation Commission.

Just when you think your property is TOO challenging . . .

When you specialize in ~ because you LOVE ~ vintage homes and buildings, their history and their stories, sometimes the grand Victorian mansion comes your way . . . and sometimes it's just the opposite.

Welcome to 1210 N. Main Street in Salisbury, North Carolina. The North Main Street Historic District, one of (10) districts in Salisbury, runs straight through the center of the North Main Neighborhood, affectionately known as NOMA. North Main Street is the last remaining residential corridor leading to the City of Salisbury's downtown center, and is lined with period homes representing residential architecture from 1900 through the early 1930s.

When Realtor® Greg Rapp listed 1210 N. Main Street, he knew this was one of those challenges. In rugged condition, this work-in-progress Victorian vernacular home is on record as a circa 1924 structure, although the design and other details relate strongly to an earlier date, perhaps more like 1900. With plenty - and we mean plenty - of elbow grease, this home could easily be a very nice 3 bedroom / 2 bath home and still have a large living room, kitchen and dining room. Luckily, lots of period millwork remained in the home.

This home needed a complete restoration and was being sold 'AS-IS' and, if that were not enough in the challenge department: CASH only.

BUT . . .

The reason Greg Rapp is known as the Preservation Professional and the area's Historic House Expert is demonstrated once again at 1210 N. Main Street. Listed 06/24/19, under contract 06/27/19, and closed 07/11/19 . . . this is how a real estate agent earns this type of recognition.

AND . . .

Listen to what the sellers of 1210 N. Main Street had to say (posted to NextDoor.com):

"Greg Rapp Superstar!

I just wanted to take a minute and sing the praises of Greg Rapp! It was such a pleasure to sit back and watch someone wield a craft they have honed to perfection! If anyone knows Historic Salisbury and her homes and how to sell them it’s Greg! Our home had challenges in multiple areas and I’m sure was not the easiest he has been asked to move but Greg never had a negative word and really encouraged us to seek what we wanted. I had fears as the house next door had languished for months under another agent even though it was in better shape than ours, Greg faced it head on. Our house was under contract within 48 hours of Greg putting up his sign, I am convinced that this result was because of the way Greg works his market and has a following. If you are looking to sell OR buy in NOMA please don’t look at anyone else besides Greg Rapp."

~ Michael Canterbury, 1210 N. Main Street, Salisbury NC

AND . . . (the following thread ensued):

• Seconded!  ~ Erin Wood, NOMA North Main Neighborhood

• We have talked to him and we feel like he is exactly who we needed! Congrats on selling so quickly.  ~ Diane Peoples, NOMA North Main Neighborhood

• I would also concur!  ~ Jacqueline Millican, NOMA North Main Neighborhood

• I bought my house from Greg Rapp in 2008. He was great then and he is even greater now.  ~ Marty Martinez, Fulton Heights Neighborhood

• To add to the respect he brings, when Greg appears before City Council, his opinions are well thought-out, thorough, straight-forward, supportable, and honest.
~ City of Salisbury City Councilperson David Post, W. Innes Street Neighborhood

And the rest, as they say, is history.

Refreshing Circa 1917 Arts & Crafts Bungalow in Salisbury NC

The Arts & Crafts Bungalows reflect the architectural movement of their day: All were meant to counter the excess of the Victorian period by returning to the past when handicrafts displayed the laborer’s personal involvement in the work. The results are one of America's longest standing and most popular residential architectural style. And Greg Rapp of Wallace Realty has a wonderful circa 1917 specimen for sale in Salisbury, North Carolina ~ fabulously refreshed and move-in ready!

The fabulous circa 1917 Craftsman Bungalow at 907 N. Main Street is in the heart of the North Main Historic District in Salisbury, a town known for its preservation culture and (10) historic districts!

This single story bungalow exhibits Craftsman details from outside to in. The solid granite foundation and porch pillars compliment the period correct (although freshly painted in 2015) rich earth-tone paint scheme, exemplifying the Arts & Crafts Movement. The spacious front porch provides a quiet and private, thanks to a gorgeous row of blooming crepe myrtles along the tree lawn, spot for taking in sunsets. Just look at the wonderful original period window work in this home!

The front porch leads you through the front door elegantly trimmed in handsome beveled sidelights into the living room with original built-in bookcases and fireplace with original mantel.

An elegant entry framed by matching beveled glass sidelights flows into the beautiful dining room with the signature craftsman style high windows, meant to accommodate your buffet/side=board, and original plate rail for your collectibles.

The chef will fall in love with the updated kitchen with tile backsplash and granite tops, butler's nook, and small food pantry.

Nearly 5000 Square Feet of Victorian Splendor Can Be Yours - Under $200K!

The Iconic circa 1909 J.R. Chapman House is for sale ~ $175,000.

If you love soaring ceilings, turrets, sweeping wrap-around porches, and long, tall windows, you're going to fall head-over-heels for this Spencer, North Carolina Victorian home listed For Sale with Greg Rapp of Wallace Realty. The inside of this massive Victorian home (4,922 square feet!) is chock full of all the things we love about old houses: hardwood floors, French doors, fireplaces with original mantels, and chair rails. This solid nearly 5000 square-foot ca.1909 Victorian home at 500 S. Carolina Avenue has it all!  And the best part?  This iconic home is priced at UNDER $200K!

Welcome to the J.R. Chapman House:

Spencer, North Carolina holds the largest contiguous National Historic District in the country. In addition to an expansive collection of vintage homes up and down its avenues, Spencer is home to the wonderful North Carolina Transportation Museum. Spencer’s Historic District reflects the wealth that the birth of the railroad brought, and is a unique example of a railroad town from the latter part of the Gilded Age. Great time and detail were put into building each house and these dwellings represent a historic era when the railroad industry was America’s moneymaking powerhouse.

Set with its narrow side to Carolina Avenue, its rounded veranda facing the corner, and broader facade with its fabulous projecting bay to Fifth Street, this picturesque Victorian home at 500 S. Carolina Avenue is an old-house-lover's dream. The most prevalent and impressive feature of the house is the three-stage corner tower. Originally capped by a conical roof, it currently retains a bell-cast top over the pressed-tin shingled third stage. Stone lintels and sills secure all of the windows.

Ionic columns uphold the sweeping wrap-around veranda which curves at the corner; porch entries have shallow gables. Two second-story doors indicate that the porch was originally topped with a balcony. If this impressive facade is not enough to set you swooning, the interior with glistening wood floors, 12-foot ceilings, period millwork, and tall windows certainly will.

Circa 1909 J.R. Chapman House is listed on Historic National Register as "One of Spencer's most imposing Queen Anne residences". This three-story brick dwelling at 500 S. Carolina Avenue was run as a boarding house in its early years. The spacious kitchen with its robin's-egg-blue cabinetry is across the hall from a massive dining room that was surely designed to entertain numerable guests. A 'pass-through' can still be found across from the kitchen along the dining room wall. The granite block fireplace in this room was constructed from bricks removed from the rear of the 2-car detached garage.

Inside the front door of this impressive brick and pressed-tin home, a large formal foyer awaits, with one of the home's two staircases garnered with handsome newel posts leading to the second floor. To your right, the formal circular parlor with elegant, tall windows treats you to your first glimpse inside the turret.

A grand 8-foot-wide central hall dominates the first floor, separating the turret parlor, the main floor owner's bedroom with en suite bath, and massive dining room to one side, and kitchen, pantry, laundry room, and bath to the other.  The hallway culminates at the large enclosed porch at the rear of the home.

The 2nd Story

500 S. Carolina Avenue has a second staircase leading from the side carriage entrance; this staircase was repositioned at some point and leads not only to the second story, but on up to the HUGE, 1600+ square foot attic - a generally open space just waiting to be finished space.

There are potentially NINE bedrooms - you heard us right - 9!! To the rear of the second story is a room that was once clearly a used as a kitchen. It and its two bedrooms across its hallway were perhaps a separate apartment at one time, accessed by the side staircase. (Once bedroom even retains a doorbell outside its door!) Another spacious center hallway on the second story is practically another room of its own accord.

The Attic

We might well have been saving the best for last. Up another flight of stairs is the attic. Bigger than some homes at 1600-1800 square feet, this enormous unfinished space could evolve to be something really special. The turret section has its original flooring, while the rest of the attic is just wide open space. One 'room' appears to have been finished off. Think of what could be done with this space!!

This wonderful Spencer NC home offers a separate 2-car granite block garage and a smaller outbuilding that would serve as a wonderful workshop. There is a small utility basement, accessed from the large enclosed rear porch.

While the J.R. Chapman House has undergone refurbishments and remodeling efforts over the years ( some incongruous with its historic character), the home has kept its original personality with many intact original details throughout. This magnificent home has been well cared for but could use some more attention to really make her shine!  The tub in one of the two upstairs baths is currently not connected. The tin roof may very well be original and may need a sealant and attention at flashing points (owners recently made some roof repairs). This nearly 5,000 square-foot picturesque home is being SOLD-AS-IS, yet is move-in-ready.

An impressive vintage home of this magnitude is not for everyone, but the old-house-lover with a passion for restoration will recognize this jewel for the treasure it is and, we're betting, will be pretty excited about restoring the J.R. Chapman House. After 110 years, we're thinking the home will welcome its new owners with just as much passion! Give old-house expert Greg Rapp / Wallace Realty a call (or text) at 704.213.6846 to see this iconic grandeur in person. Make this vintage circa 1909 home YOUR home!
