Best of Both Worlds: A 1900 Arts & Crafts Home with the Benefits of a Condo, Yet No Fees

Wondering whether to purchase a house or a condominium? You love the feeling of a private home...the space between neighbors, the individuality. But lawn mowing, weeding, hedge trimming...really? Not your thing?

While homeowners are busy mowing their lawns, trimming hedges, pruning trees, and raking leaves, condo owners are taking weekend trips, or simply relaxing at home.

Privacy in a condominium can be an issue. In the typical condo, you're much closer to your neighbors. You may be particularly bothered by the torso-level window in the neighbor's shower or the sound of high heels clicking on the tile floor above. You’ll almost always have more privacy in a house versus a condo. You don’t share any walls with your neighbors, and the yard associated with a stand-alone house puts even more distance between you and neighbors.

For some people, a house is simply part of the American dream. Houses generally have more space. Bigger means more space for your stuff and the people living there, and more room for entertaining. There’s also the individuality factor. Each house is unique. Condos on the other hand, are uniform. They’re so similar that one unit doesn’t necessarily stand out from the rest. But again...you love the ease of maintenance. What to do??

Greg Rapp with Wallace Realty has the answer to this dilemma!

Welcome to the beautiful condominium home (yes . . . a condo!) at 319 W. Horah Street in the heart of the West Square Historic District in Salisbury, North Carolina.

This fabulous 2400+ square foot house has the look and feel of a private home, but has little to no yard to keep you from enjoying the space and your own time! Additionally, it is chock full of the character and detail one can only find in a circa 1900 Arts and Crafts home of this nature. Look at the classic lines of this Craftsman home! Beveled glass, working transoms, GORGEOUS woodwork, vintage mantels above vintage fireplaces, French doors...the list goes on and on. And even better, while this home is definitely part of a condominium plat . . . it carries no fees or dues and is excluded from the condo association! YES!

Entertain in the sprawling front parlor with its handsome wood floors and masonry fireplace. A cozy den sits behind it with another beautiful vintage fireplace.

Take that same entertaining to another level in the enormous dining room that enters to a huge kitchen with large center work peninsula and loads of cupboard space.

Up the grand center staircase, you'll find 3 bedrooms and two full baths. Each bedroom closet is outfitted with closet organizers. An intimate Florida room with tin flooring stream sunlight. The mezzanine hallway offers 3 lighted closets (one is a cedar closet!) and a laundry, a rarity for a home of this era.

Get all the advantages of a single-family home ~ privacy, space, individuality ~ with the advantage of low exterior maintenance that comes with a condo...but without all the fees and restrictions! The best of both worlds! Make the stunning ca.1900 Arts & Crafts home at 319 W. Horah Street YOUR home, and enjoy the character of a vintage home in one of Salisbury's most prestigious neighborhoods. Immaculate Ranch Home with Finished Basement - Can Be Yours!

Along a winding Salisbury, North Carolina street filled with picturesque bungalows, Tudor cottages, and Post-War homes from the 1920s through the 1950s, this spotlessly clean 3-bedroom/2-bath Ranch home awaits its new owner.  Spotless, you ask? Don't take our word for it! Call Greg Rapp, with Wallace Realty, at 704.213.6846 to see this immaculate home for yourself. At $138,000 . . . we're pretty certain this home will not linger on the market.

At first glance, this looks like your basic one-story Ranch home. As you enter and walk through its large eat-in kitchen, spacious living room with fireplace, and down the hall to the three bedrooms, you might be convinced that this is exactly what you're looking at. But open a door that leads downstairs, and you'll find another nearly 800 heated and cooled square feet of living space sprawling beneath, with a large den (with gas log fireplace!), a full bath, spotless laundry room, a hobby room . . . and on out to the single-car garage and large workshop . . . and you know this is no ordinary Ranch home!

Welcome to 501 West Henderson Street in Salisbury, North Carolina ~ 2,193 square feet of home in pristine condition. This wonderful home has had only one owner. While her husband was away at war, the wife purchased the lot, obtained the plans, and began the build process on the house. Sixty-seven years later, this solid home is now in this couple's estate.

This circa 1951 Ranch-style home with its full, partially finished basement is spotlessly clean, has been completely freshly and professionally painted inside, and offers nearly pristine hardwood floors flow throughout the main level.

The large living room with sunny picture window and masonry fireplace opens to balcony-style deck that overlooks the sweeping manicured landscape. This balcony shields a small patio beneath with a doorway that provides another entry to the home's lower level.

The warm, knotty pine eat-in kitchen offers a wonderfully long stretch of counter workspace and abundant cupboards. You'll find, in fact, loads of built-in storage throughout 501 W. Henderson Street.

The partially finished walk-out basement could almost be an in-law apartment, with its own entry (with doorbell), the carpeted den with gas log fireplace, a small hobby room, and the full bathroom with shower. The den also has a wonderful large multi-paned window that overlooks the back yard.

On this level you'll also find the laundry room, the one-car garage and a large and immaculate workshop. The workshop has its own entrance and although completely wired with electricity, is amply lit with natural daylight from another large multi-paned window.

501 W. Henderson Street sits on a pretty corner lot just blocks from Salisbury's beautiful Hurley and City Parks, close to downtown Salisbury unique shopping and restaurants, minutes from Interstate, High Rock Lake and more. Novant Health Hospital is nearby.

A house of this era, in this excellent condition and in its desirable neighborhood, is not expected to last long on the market. Give Real Estate Agent Greg Rapp a call to see this for yourself - 704.213.6846 - don't take our word for it!

Teamwork Gets it SOLD ~ with Realtor® Greg Rapp

Between the City of Salisbury, hopping with shopping, restaurants, and night life, and the waves of High Rock Lake lapping the shores, is a stretch of road that rapidly evolves from the bustle of this small city to rolling countryside. Along Stokes Ferry Road, which takes you from the small city of Salisbury out to rural landscape, High Rock Lake and beyond, you'll find this perfect single-story 3-bedroom/2-bath brick home for sale on over half an acre of property. Greg Rapp listed this pretty home at 4060 Stokes Ferry Road and in just 8 weeks, it was under contract.  End of story?  No!

The home's owner was visiting relatives in Florida, and upon ending his drive (yes, DRIVE!) home, he found himself not feeling well, culminating with a medical situation that required an extended stay in a recovery facility.  As the closing date neared, teamwork would be required to make it happen without inconveniencing the owner, or further jeopardizing his health.

Greg Rapp with Wallace Realty contacted bi-lingual attorney Andrew Abramson to visit the home owner at his facility to sign the closing papers.  Today, this well-kept, 1,378 square-foot brick home ~ on its deep .63 acre yard lush with rose bushes and backed by a deep woods ~ is sold.  Sometimes, it DOES take a village!

Let Realtor® Greg Rapp show you how teamwork can make it happen for YOUR next real estate transaction!  Buying...or selling: Let's do this! 704.213.6846

Circa 1923 F.N. McCubbins House - A Restoration Project for Sale

Do you drive around wishing you could fix up every fixer-upper you see, restore every bygone-looking home, and salvage every old door and mantel and garden? Realtor Greg Rapp feels your pain! Welcome to 1013 N. Main Street in Salisbury, North Carolina. This huge, historic home has seen better days, but it has never seen a better price. This fire-damaged, restoration-ready 2-story weatherboard Four-Square needs more than a coat of paint to bring it back to grandeur. But if you’re looking for a great deal, here is a fantastic opportunity to renovate one of the most imposing homes in Salisbury's North Main Historic District! This 1923 home was built by the McCubbins family and was part of the early 1900s "Steelworth" neighborhood that had been carved out of the plantation property known as 'Lombardy'. While the Four-Square style house was influenced by the area’s bungalows, it is predominantly Colonial Revival in style and appearance, and is just waiting to be brought back to its former glory.

Prominently perched high on a hill on a sprawling 3-lot parcel, the circa 1923 F.N. McCubbins House at 1013 N. Main Street in the center of the North Main Historic District in Salisbury North Carolina has a towering command and view of the surrounding homes and neighborhood.

When this previously beautiful and stately home sadly sustained a fire in 2016, the owner donated the home to the Historic Salisbury Foundation whose teams of restoration craftsmen have been diligently working to stabilize this prestigious home.

The structure has been gutted. Teams have worked to rebuild the front veranda, adding a new porch roof. All of the wood windows have been restored.

Fortunately, this well-built home is structurally sound and is ready to rock a full restoration.

This home, in its present condition, is a blank slate, ready for your upfits. Most of the original moldings are stacked and labeled - ready for replacement. The home will need all new mechanicals.

Blank slate: What does this mean? It means this home has been stabilized from its fire damage, but it clean and ready...no nails sticking out, no debris. It is ready to drop in electric, plumbing, insulation, and sheet rock...all the hard work of gutting and prepping have been done for you ~ a huge head start!

The house will come with Historic Salisbury Foundation's Covenants and Restrictions. The City of Salisbury offers Historic Preservation Incentive Grants for exterior improvements and restoration/rehabilitation.  Because the F.N. McCubbins House is within the North Main Street Historic District, the city's Historic Design Guidelines apply for all exterior changes.  This property is additionally eligible for North Carolina State Tax Credits for 15% for approved rehabilitation projects.

Greg Rapp, real estate agent with Wallace Realty specializing in historic properties, has a history as the area's preservation specialist and can often be found selling properties from the Historic Salisbury Foundation's revolving fund. He can see the diamond within the rough...give him a call and you will share that vision! Latch onto this amazing opportunity to restore this 2043 sq. ft., 3-bedroom/2-bath home at just $69,900. Elbow grease required? Yes...but much of the 'hard' work has been done! It's yours to now outfit to the home of your dreams. Call or text Greg at 704.213.6846 ~ let's do this!
